Call for Articles

The next print edition of the Minuteman Post will be published the 1st week of June.  If you would like your article to be published, please e-mail it to scott@childressfamily.net  OR drop it by 11128 Windward Drive.  Submissions should be received no later than May 28 for inclusion in the June issue.

All articles submitted for the print edition will automatically be posted in the new Minuteman Post Online to debut here.

Is your child already a member of the Concord Hills Piranhas swim team and is eager to get back into swim shape?

Is your child a swimmer but isn¹t sure if he wants to join the Piranhas?


The Concord Hills Piranhas swim team clinic is for your child!

The clinic is a preconditioning time for swimmers who want to get a jump on practice for the summer swim season and for kids who can swim at least the length of the pool but aren¹t sure a swim team is for them.  

The 2008 swim clinic is May 19-23, 4:30 -5:30 p.m., at Concord Hills pool.  It will be conducted by Concord Hills swim team and coached by team assistant coaches Brady Petersen and Justin Baxter.  

Cost for the clinic is $10 for Concord Hills Recreation Association members and $20 for those who are not CHRA members.

To sign up for swim clinic, contact Dawn Lindsay or come ready to swim on the first day of clinic, May 19, 4:30 p.m.  For more information about the clinic, contact Dawn at

3/31/2008   Concord Hills Swim Team Signups Set   
Children are invited to join the Concord Hills swim team during four signup times: April 8, April 19, April 22 and May 3, 2008. Children are invited to join the Concord Hills swim team during four signup times: April 8, April 19, April 22 and May 3, 2008. The April 8 signup will take place at the team¹s spaghetti dinner and informational meeting to be held 5:30-7:00 p.m. in the meeting room of Westside Unitarian Universalist Church at the corner of Grigsby Chapel Road and Fretz Road in Farragut.

During the April 8 meeting, families can enjoy spaghetti dinner, $5/adult, $3/child, free for children five and under, payable at the door; sign up and pay for their children¹s membership on the team; talk with the team coaches; receive information about the team and schedule; signup for the team¹s swim clinic; and order a team swim suit. Inexperienced swimmers who would like to swim on the team but need swim lessons can sign up for lessons at the meeting. A free swim team t-shirt will be given to each child who joins the team.

The April 19 and May 3 signups will take place 11:00 a.m.-1:00 p.m. at the neighborhood pool. The April 22 signup will be available at the Summer Activities Expo, 6:00 p.m., Farragut Primary School.


The summer swim season begins in late May and ends in late July.

Children kindergarten-age 18 are invited to join the team.
Costs for swimming with the Concord Hills Piranhas swim team are $80 for first child, $75 for second child, etc., for Concord Hills Recreation Association (CHRA) member families and $155 for first child, $150 for second child, etc., for families who are not members of CHRA.


Concord Hills Piranhas swim team is a League 4 team in the Greater Knoxville Area Interclub Swimming Association (GKAISA).

The Easter Bunny will be visiting Concord Hills this year on Saturday, March 22 at 10:00am. All kids, grandkids, nieces, nephews and acquaintances are welcome!!! There will be over 400 candy filled eggs to hunt and a prize for every child who comes. You won't want to miss it! Be at the pool/recreation area just before 10am. So far Unit 7 is in the lead with 130 kits sold; however, they are one
of the largest units so proportionally

5/2/2007   Swim Team Evening Practice Schedule   (edit)
The evening practice time has been set and will start at 5:00 PM and last 
until 6:30 PM on Monday, Wednesday, and Thursday (Also Tuesday when we do
not have a meet). The practice will be open to all age groups and swimmers
can arrive at anytime during the practice period.

Also, swim team sign-ups will continue on March 12 from 10:00 AM until 1:00
PM at the pool.

Finally, I now have the pancake breakfast tickets. I will have them at the
pool during sign-ups on the 12th or you can contact me at 966-3955 to make
arrangements for me to get them to you (for those families that have already
purchased them).

Minutes from February 12, 2007 CHHA Board Meeting were read and approved.

Susan Williamson, 11129 Windward Drive and Cindy Bayer, 11133 Windward Drive were elected by unanimous vote to become CHHA Board Members representing Unit 9.

COMMITTEE REPORTS:

Treasurer -- Jim Omastiak: The March 2007 Treasurer’s Report was presented and approved as read. Jim also reported that 219 households, or 62% of homeowners had paid their dues for 2007. He distributed to each Unit Representative present a list of who had and who had not sent in dues for 2007 in their respective Units. It was decided that Unit Representatives could use their discretion in contacting those homeowners listed as non-paying. Chad Benton will place a prominent dues reminder in the May edition of the Minuteman Post. The Board will look at the response and then consider issuing reminder letters to homeowners.

Night Security—Bob Currey: No known security issues existed for March.

Board Member Diana Woody reported that her residence at 604 Commodore Lane had been vandalized at approximately 3:00 a.m. on a date in March. The vandals had taken the light bulbs from fixtures on the exterior of the house and removed the bulbs from the Florida-type lighting fixtures in the yard. Despite several attempts to report the incident to the Knox County Sheriff’s Dept. the Woodys were unable to file a completed report.

Communications—Dan Speraw: Dan informed the Board that the deadline for submission of articles for the May edition of the Minuteman Post would be April 25. Dan said that the May edition would also contain a reminder for residents to submit changed information for the telephone directory update to be undertaken by Scott Childress. Chad Benton will include in the Minuteman Post President’s Message another reminder for homeowners to consult the Concord Hills Covenants and Restrictions and to submit requests to the Board before building or changing structures or fences.

Maintenance—The Board Member in charge of Maintenance was out of town on business and unable to submit a report. John Skubiak informed the Board that he had purchased a replacement light fixture for one side of the entrance to the neighborhood and would like assistance in installing it.

Paul Hethmon reminded the Board that some repairs were needed at the Playground. There was also discussion that someone had cut a hole in the security fence around the pool and a repair was needed before the pool opens for the season. Jim Omastiak said he would check with Precision Lawn Care to see if they had any knowledge of why the opening was made. These issues were to be directed to Chris Martin.

Landscaping—Landscaping Committee Member John Skubiak reviewed the

Requests for bids he had made to various landscape businesses for the re-landscaping of the entrance to Concord Hills and urged that Board to move quickly in selecting a firm and proceeding with the process. John informed the Board that due to other obligations he was unable to take as active a part in the landscaping project as he wished. John Skubiak also reminded the  Board that it needed to consider attending to a large tree that was deteriorating at the right entrance to the neighborhood. Member Susan Williamson  agreed to come onto the Landscaping Committee with Dan Speraw and Bob Currey and to meet as soon as possible to expedite theLandscaping project.

Covenants and Restrictions—Paul Hethmon: Paul had no news to report.

As Homeowner David Jones has been unable to attend CHHA Board Meetings to discuss a possible resolution to the fence issue at 600 Commodore Lane, Chad Benton will try to schedule a one-to-one meeting with David Jones to ascertain the parameters of Mr. Jones’s proposal and then report the nature of the proposal at the next Board meeting. Paul Hethmon said he would accompany Chad Benton in the meeting with David Jones.

Jim Omastiak moved to adjorn the meeting; seconded by Bob Currey.

The meeting was adjorned.

 

The date of the next CHHA BOARD meeting is Monday, May 14, 2007.

The location of the meeting will be announced.

Concord Hills Gourmet Dinner Club:

Many thanks to Sam and Nancy Carnes for having conducted club members on an epicurean tour of Italy with a Dinner up at the Villa. Few evening repasts are as good as those which begin with select Antipasti and proceed to a delicious Beef Braciole. And there was no noted resistance to the Angel Food Cake with Espresso Mascarpone and Whipped Cream Topping. What a way to travel! And in April, just after our siege by Dogwood Winter, Paul and Mary Schmalz helped us celebrate the return of warmer weather with A Spring Meal at Westland Manor. Guests stepped directly from their cars into an area decorated with fresh flowers and plants which were awaiting their placement in the garden. After enjoying the offerings of Bleu Cheese-Onion Squares and Marinated Shrimp, the guests proceeded into the beautiful new home where they enjoyed a table which featured Brisket of Beef. Again, club members showed no resistance to the Chocolate, Caramel, and Walnut Tart. Many thanks, Paul and Mary! Among the upcoming Gourmet Club events are a Saturday, May 26th Dinner to be hosted by John and Sandi Downing and a June event to be hosted by Mark and Jane Andreaco. Reservations for these events can be made upon receipt of a mailed invitation. The Concord Hills Gourmet Dinner Club is a group of your neighbors who enjoy preparing dishes to share at monthly gatherings. Membership in the Club is open to all residents of Concord Hills. Thanks to those who have contributed news and information and to those who have had the interest and taken the time to become registered, confirmed and active members of the Concord Hills Website;

 Chillshoa.com

We have now been in operation for over a year and have been very successful in having had 108 members sign-up and 4,235 hits.  Taking into account un-occupied homes and those homes that still do not have internet access; this figure is well over 1/3 (approaching ½) of the homes available and is quite impressive.  This makes Chillhoa.Com a VERY STRONG advertising and promotional media for your Board, clubs, events, and information to be distributed to your neighbors!  We are now in the most active period of the year…so keep us posted!

It is absolutely essential that each person in the neighborhood make the effort to get information to us for inclusion on the website.  Important information includes, but is not limited to:

Generally, any item that one would think to put in the Minuteman should be on the website and many of a transient nature, eg. a lost animal that might not be able to wait on the next Minuteman issue, are appropriate for the website as it is a fast medium.  We work together very closely with Scott Childress, the Editor of the Minuteman and strongly support the publication, while the back issues are available on the website under ‘Documents’ in case you need to look up something. The current issue is always under “Minuteman”.

 

Please remember to submit your information well in advance, as this gives people more time to see it and allows for more exposure; however, if it is something of a ‘last minute’ nature, let us know about that, too, and we will try to get it on quickly!

 

Please tell everyone you know to register for the website if they have not already and to make the effort to submit any news or information that might be of interest or helpful to the residents of Concord Hills.  Even if you are registered, make the effort to go to the website often and to consider making it your homepage.

Your Annual Dues
Participation in the Concord Hills Recreation Association is entirely voluntary.  However, to be able to utilize the pool and tennis facility in Concord Hills, one must become a member. Annual dues for the Association continue to be $500 for a family membership and $270 for a couple’s only membership. Payment of dues entitles you to full use of the facility. Your dues cover the cost of the mortgage, wages for life guards, and operational expenses (i.e. utilities, water treatment, pool cleaning & maintenance).

Minutes from January 10, 2007 CHHA Board Meeting were read and approved. Committee Reports: Treasurer: Jim Omastiak sent January 07 Treasurer Report via email to board members. Discussion to undertake a review of the current insurance policy expiring late May and search for similar policies at better rates. Scott’s Lawn Service unresponsive after two attempted contacts to discuss applications and fees. Landscaping: no report Maintenance: no report Covenants and Restrictions: no report Security: Bob Curry reported a problem with magnetic signs falling off cars. Request to order two more signs as backup/replacements. Permission to spend up to $30 per sign. Approved. Request from neighbor to know how Ed Gibson was accountable to the Board. Officer Gibson provides Friday through Sunday logs to Bob. Communication: Dan Speraw reported the first newsletter of 2007 has already gone out and the next newsletter will go out in May. A new directory will be printed this summer. Changes/corrections/additions to the directory will be added to each newsletter instead of adding a supplement to the directory. Old Business: Pine tree at entrance was removed by the town of Farragut. Attorney Report concerning Covenants and Restrictions, Stephen C. Walling, deems CHHA Covenants and Restrictions valid. Immediate instructions to Mr. Walling: send letter to convey opinion and request fence be moved into compliance within 30 days. Moved and Approved. Bring to the Town of Farragut’s attention that the fence is not in compliance with CHHA covenants and restrictions. This may affect the issuing of a building permit for any structure within the confines of the fence. Moved and Approved. Paul Hethmon agreed to serve as rep for Covenants and Restrictions. Bob Watson’s Request: Front entrance design and upkeep become a priority for Board. John Skubiak volunteered to help with landscaping. John reported doing previous independent research to find solution for landscaping the entrance. Mike Cruze of Cruze Naturescapes will attend the next board meeting and present suggestions for design and maintenance of entrance area. John also reinforced the recommendation to look into Scott’s Lawn Service applications and fees. Meeting adjourned.

COMMITTEE REPORTS: 

Communications – Dan Speraw: January 24th is the deadline for submitting articles to Scott Childress for the Concord Hills Minuteman Post. Scott Childress has expressed a willingness to prepare a new neighborhood telephone directory. Dan will contact unit representatives for updates on

directory information. The directory may include a new section listing residents by address. The proposed dates for publication and distribution of the directory would be in late summer. 

Treasurer – Jim Omastiak: Both the November 2006 and December 2006 Treasurer’s Reports were presented. In November a small additional expense was incurred in returning checks to residents in the original leaf pick up campaign. In December a bill was received and payment made to Precision Lawn Care for all their work in 2006. Payment was made for replacement

of light bulbs at the entrance of the neighborhood. A $20.00 charge back debit and a $5.00 returned check fee appeared on the December report due to a

resident’s leaf pick up check having been returned by the bank. Jim will

contact the resident to clear these charges.

 Security – Bob Currey: The night security program is flowing smoothly without major incidents. The day security program remains the major

deterrent to break-ins. Other neighborhoods bordering Northshore Drive

are experiencing marked increases in daytime break-ins.

Old Business: Chad Benton will get an update from the attorney who has been

researching the validity of the neighborhood covenants and restrictions.

Note was made that the tilting pine tree on the property of Doug Gerrick, 11149 Pleasant Forest Drive had been removed. None of the Board Members

present had knowledge as to who had arranged the removal.

New Business: Jim Omastiak will begin preparing the dues letter mailing in February. A reminder about dues will be placed in the February Minuteman Post. As finds have been budgeted specifically for landscaping the entrance to the neighborhood, Bob Currey will obtain the existing landscape plans and Chad Benton will contact a professional landscaper about additional ideas for

Improving the entrance to the neighborhood.

Jim Omastiak presented and Chad Benton completed and signed the papers

for the Homeowners Association’s annual report to the State of Tennessee

Jim Omastiak moved to adjourn the meeting, seconded by Bob Currey,. The meeting was adjourned.
